Rates are high. Buyers are still showing up. That is the one fact that changes how you should think about this market right now.

Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. CNBC reported the average contract rate for conforming loans at 7.50% that same week. Rates are real, and they are high. Yet the Real Estate Data Aggregator counted 547 homes sold across the Primary market in the three months ending August 31, 2026. That is up 15.6% from the same three months in 2025. Demand did not disappear.

Pending sales tell the same story. The Real Estate Data Aggregator counted 584 pending sales across the Primary market in that period, up 17.3% from a year before. Those are contracts signed, not wishes. Sellers: that pipeline is real.

What each ZIP code showed

The three ZIP codes in this market each told a slightly different story. Here is what the Real Estate Data Aggregator recorded for the three months ending August 31, 2026.

Prices dipped, but homes still sold close to list

Prices did pull back a little in two of the three ZIPs. The Real Estate Data Aggregator shows the median sale price in 95762 fell 7.8% from a year before, to $917,500. In 95630 it fell 5.7%, to $754,500. In 95746 the median held flat at $1,250,000. A price dip does not mean homes are sitting. In 95630, the Real Estate Data Aggregator recorded 29.4% of homes selling above list price, up 10.5 points from a year before. Sellers in that ZIP are still getting strong offers.

Speed: most homes did not linger

The Real Estate Data Aggregator put median days on market at 29 days in 95630, 34 days in 95762 and 26 days in 95746. Those are each a few days longer than a year before, so not every home sold fast. Still, nearly 4 in 10 homes in 95630 went under contract within two weeks of listing, the Real Estate Data Aggregator shows that share at 39.4%. In 95762 it was 28.4%, and in 95746 it was 28.7%.

The national picture adds context

The National Association of Realtors reported existing-home sales across the country reached 3.99 million units in September 2026. National inventory rose to 1.60 million homes that month. National existing-home prices were up 1.3% from a year before, the National Association of Realtors reported. Realtor.com noted active listings nationally were up 6.7% from a year ago, the fastest pace since February. The Primary market's own 15.6% sales gain sits well above those national trends.

In short
  1. Freddie Mac's 7.40% rate is real, and it is not stopping trades.
  2. The Real Estate Data Aggregator counted 547 homes sold and 584 pending in the Primary market in the three months ending August 31, 2026. Prices eased in two ZIPs, but homes still sold at or near list.
  3. Supply stays tight, especially in 95630 at just 2 months.
  4. One street can read very differently from the whole ZIP code.
