Prices slipped in Primary market, but buyers gained more choice
The one fact that changes what sellers should do right now: prices are down across all three ZIP codes. That means your list price needs to be honest from day one.
The Real Estate Data Aggregator counted 569 homes sold across ZIP codes 95762, 95630 and 95746 in the three months ending July 31, 2026. That is up 12.7% from the same months a year ago. More homes sold, even as prices dipped. That tells you demand is still real.
Realtor.com reported that active listings nationally were up 6.3% from a year ago as of October 1, 2026, the fastest pace in at least six months. Our local picture matches that trend. The Real Estate Data Aggregator shows inventory in the Primary market up 2.4% to 502 homes. More choice for buyers means sellers compete a little harder.
Prices dipped, but homes still closed near list
Prices fell in each ZIP code. That is a small admission worth making plainly. But look at what did not fall: sale-to-list ratios stayed close to 99% in every area. Sellers who priced well still got close to what they asked.
| 95762 | 95630 | 95746 | |
|---|---|---|---|
| Median sale price | $902,500 | $750,000 | $1,249,982 |
| Price change, year over year | down 9.8% | down 6.3% | down 3.8% |
| Homes sold | 230 | 252 | 87 |
| Median days on market | 27 | 20 | 28 |
| Sale to list | 99.1% | 99.5% | 99.2% |
| Sold above list | 27.4% | 33.3% | 26.4% |
ZIP 95630 moved the quickest. The Real Estate Data Aggregator put the median days on market there at 20 days. It also had the highest share of homes that sold above list price, at 33.3%, up 9.6 points from a year ago.
ZIP 95746 saw the smallest price drop, down 3.8%. But the Real Estate Data Aggregator also showed days on market there rose 11 days longer than a year ago, to 28 days. Buyers in that price range are taking more time.
Rates crossed 7% again. That is part of the picture.
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. The 15-year averaged 6.60%. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025. That adds cost for buyers and can slow decisions.
Nationally, the National Association of Realtors reported a months' supply of 4.9 months, the highest level in over ten years. Our Primary market sits well below that. The Real Estate Data Aggregator shows 2.3 months of supply in 95630, 2.7 in 95746 and 3.1 in 95762. Supply here is tighter than the national picture.
What this means if you are selling
More homes for sale gives buyers options they did not have a year ago. The Real Estate Data Aggregator counted 703 new listings in the Primary market, up 2.2% from a year ago. Price well and homes still move. Price too high and they sit.
The Real Estate Data Aggregator showed that 31.4% of homes in 95762 went under contract within two weeks of listing. In 95630 that share was 40.5%. In 95746 it was 35.7%. Well-priced homes still find buyers quickly.
What this means if you are buying
The Real Estate Data Aggregator counted 609 pending sales across the Primary market, up 13.8% from a year ago. Other buyers are still moving. The window of extra choice may not stay open long.
Realtor.com also reported that homes under contract nationally fell 4.1% year over year as of September 30, 2026. Higher rates are slowing some buyers. That can mean a little less competition in some price ranges here.
